We navigate balcony inspection requirements in California, facilitating SB 326 compliance and SB 721 balcony inspections.

Our process includes professional deck inspection services and deck repair services in LA, adhering to California balcony law. You’ll receive comprehensive support for permits, repairs, and replacements within required timelines, ensuring your property meets safety standards without unnecessary expenses. Our expertise guarantees a smooth, compliant, and cost-effective resolution for your balconies and decks.

We will provide you with a minimum of three unbiased estimates from reputable, experienced and fair professionals, to ensure that you are not being misled in any way, either by overpaying for the work that is required or doing or by doing any unnecessary repairs to steer you through compliance.

You are required to engage a licensed architect, appropriately licensed home inspector, civil or structural engineer, or a C5 or B licensed general contractor.

You will be provided an estimate to create a report, citing any needed repairs for any of the designated elevated elements at your property.

After submitting the report, you will have 120 days to get a permit for any needed repairs and an additional 120 days to complete said repairs. The first inspection is due on or before January 1, 2025, with follow up inspections every six years for apartments and nine years for condos.

You Will Need an Inspection if…

  • Your property has more than 3 dwelling units.
  • Your property has stairways, decks, exterior balconies, porches, raised walkways, or other elevated exterior elements.
  • Your property’s structure has mainly wood components.
  • The elements are elevated more than six feet above the ground.
Balconies of all ages, shapes and sizes will have to be certified safe by a certified and qualified contractor, engineer or architect or inspector.
Poor drainage left unattended is most often the reason why a balcony might be compromised with rotten supporting wood being the weakening factor. Hidden weaknesses may have catastrophic consequences.
Balconies AND Decks AND Walkways will be subject to proof of safety and compliance.
